The most expensive and cheapest regions in Greece to buy property in 2023

One of the leading real estate search sites in Greece regularly publishes data on residential property prices. According to their data, the most expensive regions to buy property as of today are the southern suburbs of Athens, the Cyclades Islands, the northern suburbs of Athens, Kefalonia, and Chania on the island of Crete. The average cost per square meter of property in these regions ranges from €2,076 to €3,368.

Meanwhile, the cheapest areas to buy property in Greece are Florina, Kilkis, Kozani, Kastoria, and Grevena. Here, the cost per square meter of property starts at €624 and does not exceed €667.

However, it’s worth noting that Greek property continues to rise in value. This can be partly explained by changes in the “golden visa” program. In 2022, the Greek government announced an increase in the minimum property price that would give the right to a residence permit from €250,000 to €500,000 in 36 key municipalities in the country. However, the transitional period was extended until July 31st, 2023.

It’s also worth noting that Greek “golden visas” are currently unavailable to citizens of Russia and Belarus.
